In May, the median sales price for homes in the 95835 zip code of Natomas was $219,500.

That was a 13.29% jump from January.

The Sacramento Association of Realtors says other neighborhoods in Elk Grove and Rancho Cordova have also seen price increases around 7% so far this year.

Association President Patrick Lieuw says these are newer homes that were the first to decline when the marked turned down…not established neighborhoods.

"If you have a new home where the communities just started building in 2003-2004, you see a lot more REO property. If you compare to like Curtis Park or Land Park, that property there, it's pretty stable."

REO property means bank-owned.

REO's made up 27.8% of Sacramento area home sales in May, "short-sales" made up 30.1%.

Sales volume picked up by 11.2% from April to May.
